Two sets of downtown apartments are nearing completion after months of construction.

The first is owned by Covington Companies and is located at 1121 N. Front St. next to Angie Davis and Glover Fitness.

The new complex features a two-story, mixed-use building with three retail spaces on the bottom averaging between 2,000-2,650 square feet, and the top floor is home to three studio apartments around 900-950 square feet, all with balconies that overlook Front Street.

Jason Covington with Covington Real Estate Group said the project is going well and is set to be finished by Aug. 1.

When the Log Cabin Democrat spoke with Covington on Tuesday, he said the property already has two of the apartments leased out and one of the retail spaces rented, which is set to be a salon.

This is not the only property the company owns in the downtown Conway area — it also features several loft apartments over multiple businesses and holds six and a half acres across from the new property on Front Street.

Covington said his family has been in downtown since 1923 and he is proud of being a part of the revitalization of the area.

In addition, he said, they plan to eventually develop the six-and-a-half-acre space on Front Street. He said they wanted to improve the railroad side first.

“[It will] be a good start,” Covington said.

The studio apartments run at around $850 a month and the retail spaces cost about $9.50 a square foot, he said.

Community members will also soon see the finished product of the JLofts residential space at the corner of Spencer and Smith streets.

The four-story addition, owned by Salter Properties Inc., will have parking on the ground floor and three levels of 21 units, some with one bedroom and some with two.

Marketing Coordinator Nicole Rigby told the LCD in April that while there’s already some living spaces in downtown Conway, the new building will add to that. She said that with the parking underneath, the company expects the development to be a success.

The properties include studio, which costs between $779-$799; one-bed, one-bath, which costs $839-889; and two-bed, two-bath at $1,259-1,299.

Security deposits are $400 and pet fees are $300 per pet.

Amenities include stainless steel appliances, full-size washer and dryer, walk-in closets, private parking, wood plank flooring, designer paint colors, vaulted ceilings, private balconies, an elevator and more.

Jordan Broadstreet told the LCD Tuesday that they started pre-leasing two weeks ago and have already gotten a couple of interested leasers approved for the Aug. 24 determined date.

“We’re crossing our fingers that that happens,” he said.

Broadstreet said they have received several applications and he anticipates the property to lease-up quickly.

Both properties were announced during the Conway Downtown Partnership’s annual meeting October 2017.
